Clarks Residential’s property surveyor is a Chartered Building Surveyor and Registered Valuer, who is a member of the Royal Institution of Chartered Surveyors (RICS) – registered (DipBldgCons MRICS),. In addition to being a member of the RICS additional qualifications have been gained in Building Conservation through the College of Estate Management in Reading.
We have extensive experience of the residential sector of the property market gained over a 35 year period, 24 years of which being as a member of the RICS. This experience includes all property types and ages from modern, traditional to historic period properties for owner occupies as well Investors and Landlords.
Clarks Residential Property Surveying covers Solihull, Shirley, Knowle, Kenilworth, Warwick, Leamington Spa, South Birmingham, Stratford-upon-Avon, Redditch and the immediately surrounding Counties.
All pre purchase surveys carried out are tailored to the Clients requirements whether the property is intended for their own occupation or to be rented out. The service offered can also include a post survey meeting, at no extra charge, to discuss further the findings of the survey and any other concerns with the property.
This is a personal friendly service that is intended to aid the Client in the decision making process whilst using clear plain english to describe the property under consideration.
The two types of pre contract surveys offered are the Home Survey which is broadly in line but more detailed than the RICS Home Buyers Report and the Building Survey which was formerly known as a Structural Survey. Both types of report describe the properties construction and detail defects in an ordered manner highlighting whether they are urgent/significant or of a maintenance type that can be repaired over time. Both report types include photographs to help explain and highlight the construction and defects. The RICS Homebuyers Report does not usually include photographs.
The Building Survey is the more detailed of the two reports and includes a more extensive inspection for example the Home Survey would normally open a selection of windows whereas the Building Survey will open the majority if not all of the windows.
